How we build

A considered process,
from sketch to keys.

  1. Step 01 · 1 — 2 weeks

    Discover

    We meet on site, talk through your brief, your timeline and your budget. We discuss the architect — yours, or one we'd suggest — and how we'd work together. No commitment, no fee.

  2. Step 02 · 3 — 6 months

    Design

    We work alongside the architect from concept through developed design, providing live cost and constructability feedback so the design that gets locked in is the design that gets built.

  3. Step 03 · 2 — 4 months

    Consent & contract

    We finalise documentation, run the project through the QLDC consent process, finalise pricing, and execute a contract — typically NZIA SCC or NZS3910 — that suits the project's risk profile.

  4. Step 04 · 12 — 18 months

    Build

    Construction begins. You receive monthly cost & programme reports, fortnightly site walks, and a single point of contact for the duration. We treat the site like the building it will become.

  5. Step 05 · Ongoing

    Handover

    We hand over with a complete operations & maintenance manual, joinery & fixture warranties, and a 12-month defects period. We stay close — the relationship doesn't end at the keys.
